Canada Mortgage Source Inc. ("we," "us," or "our") operates the website skipthedownpayment.ca (the "Site"). This Privacy Policy explains how we collect, use, disclose, and protect personal information you provide to us through the Site, in accordance with Canada's Personal Information Protection and Electronic Documents Act (PIPEDA) and Alberta's Personal Information Protection Act (PIPA). Residents of other Canadian provinces with provincial privacy legislation may have additional rights under their applicable laws; please contact our Privacy Officer if you have province-specific concerns.
By using the Site or submitting your information through our calculator, you consent to the collection, use, and disclosure of your personal information as described in this policy.
1. Information We Collect
We collect information you provide directly when you use our calculator and lead form, including:
- Name (first and last)
- Email address
- Phone number
- City and province of residence
- Self-reported credit rating range
- Self-reported credit recovery status (if applicable)
- Self-reported down payment availability
- Self-reported annual income range
- Co-applicant income (if you choose to add a co-applicant)
- Self-reported monthly debt obligations and credit card balances
- Target home purchase price
- Buying timeline (e.g., "as soon as possible," "in a few months")
- Preferred contact method (email, text, phone, or in-person)
We also automatically collect certain technical information when you visit the Site:
- IP address
- Browser type and version
- Pages viewed, time spent on the Site, and click patterns
- Referring website
- Device and operating system
- UTM campaign parameters and ad click identifiers (when applicable)
- Persistent analytics and advertising identifiers (e.g., Google Analytics client ID, Google Ads click ID)
2. What We Do Not Collect
We do not pull or access your credit report or credit score when you use our calculator. The credit information you provide is a self-reported estimate only, used to give you a preliminary mortgage estimate.
We do not collect your Social Insurance Number, date of birth, banking details, or any government-issued identification through the Site. If you choose to proceed with a formal mortgage application after speaking with one of our specialists, additional information will be collected at that time under a separate consent process.
3. How We Use Your Information
We use the information you provide to:
- Calculate your preliminary, no-down-payment mortgage estimate
- Contact you regarding your estimate using your preferred method
- Connect you with a licensed mortgage specialist
- Send relevant follow-up communications about your mortgage inquiry
- Measure the effectiveness of our advertising and marketing
- Improve the Site, the calculator, and our services
- Comply with our legal and regulatory obligations as a licensed Alberta mortgage brokerage
4. How We Share Your Information
We do not sell your personal information.
We share your information only in the following limited circumstances:
- With our licensed mortgage specialists at Canada Mortgage Source Inc. so they can review your numbers and follow up with you.
- With service providers that operate on our behalf, such as email delivery services (Mailgun), SMS providers (Twilio), hosting providers, customer relationship management tools (HubSpot), and workflow automation tools (Zapier). These providers are contractually obligated to protect your information and may only use it to provide services to us.
- With advertising and analytics platforms (Google Ads, PostHog) — see Section 5 below for details and how to opt out.
- With lenders, only if you proceed with a formal mortgage application and explicitly consent at that time.
- When required by law, such as in response to a valid legal request, court order, or to comply with regulatory obligations.
5. Cookies and Tracking Technologies
The Site uses cookies and similar technologies for analytics and advertising purposes. By default, when you visit the Site, the following tracking is active:
- PostHog — measures how visitors use the Site (pages viewed, time on site, where visitors encounter difficulty). This uses persistent cookies to recognize returning visitors and aggregate behaviour. No data is sold or used for purposes beyond improving the Site.
- Google Ads conversion tracking — measures whether visitors who clicked our advertisements completed key actions (such as submitting our calculator). Used to attribute marketing spend to results.
On your first visit, we display a non-blocking notice informing you that cookies are in use, with a link to this Privacy Policy. Tracking is active from the moment you arrive on the Site until you opt out using the controls below.
Strictly necessary cookies (such as the cookie that remembers your opt-out preference) cannot be disabled and are not used for tracking.
Manage your tracking preferences
You can opt out of analytics and advertising tracking on this Site at any time. Your preference is stored in a cookie and remembered for one year. Opting out stops new tracking data from being collected and will load fewer third-party scripts on the Site.
You may also opt out of Google Analytics across all websites by installing the Google Analytics Opt-out Browser Add-on, or manage your Google ad personalization settings at adssettings.google.com.
6. Data Retention
We retain your personal information only as long as necessary to fulfill the purposes for which it was collected, to comply with legal and regulatory obligations, and to resolve disputes. Lead inquiries that do not result in a mortgage application are typically retained for up to 24 months, after which they are securely deleted or anonymized.
7. Data Security
We use commercially reasonable physical, technical, and administrative safeguards to protect your personal information. The Site is served over HTTPS (SSL/TLS encryption). Despite our efforts, no security measure is perfect, and we cannot guarantee absolute security.
8. Your Privacy Rights
Subject to applicable law, you have the right to:
- Access the personal information we hold about you
- Request correction of inaccurate or incomplete information
- Withdraw your consent for us to continue using your information
- Opt out of analytics and advertising tracking (use the controls in Section 5 above)
- Request deletion of your information, subject to legal retention requirements
- File a complaint with us or with the Office of the Privacy Commissioner of Canada

9. Children's Privacy
The Site is not directed to children under 18, and we do not knowingly collect personal information from children. If you believe we have collected information from a child, please contact us so we can delete it.

We may update this Privacy Policy from time to time. The "Effective date" at the top of this policy will reflect the date of the most recent revision. We encourage you to review this policy periodically.
